Project Overview
Spectrum Painting was engaged by Spratt Emanuel Engineering to support a phased interior window facade upgrade at John Robson Place. The project involved integrating a proprietary Indow interior window system into an existing single-pane, steel-framed window assembly while the building remained fully occupied. The scope required careful preparation, tight tolerances, and close coordination with engineers, property management, and tenants.

- Development of installation methodology in coordination with the consulting engineer
- Preparation and squaring of existing steel-framed window openings
- Installation of aluminum subframes to receive proprietary Indow window units
- Cleaning, surface preparation, and repainting of existing steel window frames
- Interior drywall and plaster repairs at window returns
- Sealing of operable hopper windows for airtightness and watertightness
- Coordination, receiving, storage, and installation of custom-fit Indow window units
- Final touch-ups, closeout documentation, and warranty handover

Commercial Retrofit Execution in an Occupied Building
This project highlights Spectrum’s ability to execute technically detailed retrofit work within an active commercial office environment. All work was performed while the building remained occupied, requiring phased scheduling, tenant coordination, and disciplined site management to maintain safe access and minimize disruption.
The scope spanned dozens of repeated window conditions across multiple tenant levels, demanding consistency, predictability, and careful sequencing.
Integration of a Proprietary Interior Window System
Unlike conventional painting scopes, this project required the integration of a proprietary interior window system into an existing, aging façade. Successful installation depended on bringing each window opening to plumb and square tolerances prior to fabrication, despite variability in existing conditions including cracked glass, deteriorated finishes, and legacy installations.
Spectrum worked closely with the consulting engineer to develop, test, and refine installation methodologies before full-scale rollout.
Consistency Across Repetitive Window Conditions
The project involved repetitive window openings and consistent interior return details across multiple floors. To ensure uniform results, Spectrum implemented standardized installation procedures developed in collaboration with the engineer.
Shop-prefabricated aluminum subframe components were fabricated off-site to maintain consistent dimensions, tolerances, and fit. Trial installations and mock-ups were completed in advance, allowing detailing, sequencing, and finish expectations to be confirmed before proceeding at scale.
Coordination-Driven Delivery with Multiple Stakeholders
Execution required ongoing coordination with engineers, property management, and tenants to align work with occupancy constraints and seasonal scheduling. Daily tracking of materials, labour, and quality checkpoints helped maintain steady progress while accommodating tenant access requirements and material lead times.
This structured, communicative approach reduced risk and supported predictable outcomes in a live building environment.
Quality, Airtightness & Long-Term Performance
Quality standards focused on clean, precise installation and long-term building performance. Particular attention was given to:
- Direct-to-metal coating systems for existing steel frames
- Repair and refinishing of deteriorated plaster window returns
- Airtight and watertight sealing at steel-to-glass and window interfaces
The completed work contributed to improved thermal comfort, reduced air infiltration, and enhanced visual consistency across highly visible interior spaces.
