Project Overview
Spectrum Painting was engaged by Spratt Emanuel Engineering Ltd. to complete a full exterior building envelope renewal at the WESCO facility on Lougheed Highway in Burnaby. The project involved renewal of exterior coatings, sealants, and metal components across the entire building footprint, delivered while the industrial facility remained fully occupied and operational.
Scope
- Renewal of exterior wall coatings on concrete and masonry surfaces
- Removal and replacement of exterior sealants at panel joints, penetrations, windows, and transitions
- Surface preparation, patching, and crack repair to support a continuous coating system
- Repainting of exterior steel elements, including doors, frames, railings, stairs, and miscellaneous metal
- Upgrades and refinishing to overhead bay doors
- Coordination of localized concrete repairs and surface restoration prior to coating
- Final detailing, touch-ups, and closeout support

Building Envelope Renewal on an Occupied Industrial Facility
This project demonstrates Spectrum Painting’s ability to execute comprehensive building envelope renewal work on an active, fully occupied industrial property. All work was planned and sequenced to maintain tenant operations, loading activities, vehicle circulation, and safe site access throughout construction.
Multiple access methods, elevation changes, and weather exposure conditions were managed across the full building footprint without disrupting daily operations.
Exterior Coatings & Sealant Integration
The scope required close coordination between surface preparation, coating application, and sealant replacement to ensure continuity and long-term envelope performance. Exterior wall coatings were renewed following crack repair and patching, while sealant joints at panel transitions, penetrations, and windows were removed and replaced to restore weather resistance and movement capability.
Metal components and overhead bay doors were refinished to improve durability and appearance in high-use operational areas.
Consistency Across a Large Exterior Footprint
Consistency across all elevations was achieved through standardized surface preparation and application methods, along with the use of the same approved coating and sealant systems throughout the project. Work was sequenced by area and reviewed regularly against the consultant’s specifications to maintain uniform film build, joint detailing, and finish appearance across the entire envelope.
This disciplined, repeatable approach supported predictable results across a broad and varied exterior scope.
Coordination-Driven Execution
The work was phased to align with tenant operations, consultant review milestones, and inspection requirements. Spectrum coordinated closely with the consulting engineer and building stakeholders to manage access, sequencing, and inspection reviews while maintaining steady progress.
This approach allowed the project to advance without interrupting daily building use or creating bottlenecks for occupancy or closeout.
Quality Control & Performance Standards
Work was completed in accordance with the engineer’s specifications, manufacturer requirements, and industry standards for exterior coatings and sealants. Quality was verified through independent building envelope field reviews, including inspection of:
- Coating appearance and continuity
- Sealant installation and performance at joints and penetrations
- Integration between coatings, sealants, and adjacent materials
These reviews supported a clean closeout and confidence in long-term performance.
Durability & Long-Term Asset Performance
A primary goal of the project was to extend the service life of the building envelope and reduce future maintenance requirements. Coating and sealant systems were selected and applied to withstand weather exposure, joint movement, and ongoing operational use while maintaining adhesion and appearance over time.
