Spectrum Painting and Restorations is pleased to announce its award of the interior painting and coatings scope for the new Fitness World at Gilmore Place in Burnaby, British Columbia. The project is being delivered under General Contractor KDS Construction, with Spectrum’s work scheduled from June through November 2026.
The project is the interior fit-out of a 27,000 SF fitness facility within Onni Group’s Gilmore Place, a master-planned community at the western gateway of Burnaby’s Brentwood district. As a new signature location for Fitness World, the space is positioned to serve residents of the surrounding condominium towers and the broader working population in the area.
For Spectrum, the award continues the company’s steady work in commercial and institutional tenant improvements across Metro Vancouver, and adds a prominent, high-traffic space to its portfolio in a neighbourhood undergoing significant growth.
Project Overview
Gilmore Place is a transit-oriented, mixed-use development at the intersection of Lougheed Highway and Gilmore Avenue, integrated directly with Gilmore SkyTrain Station. The master-planned community blends retail, office, and residential space and offers direct access to the SkyTrain station and connectivity across Metro Vancouver. At 64 storeys, the Two Gilmore Place tower became one of the tallest high-rises in the region.
The development is built at scale. Gilmore Place includes roughly 291,652 SF of commercial space within a three-storey podium and more than 2,000 homes across a 12-acre site. The surrounding Brentwood area is one of the highest-growth neighbourhoods in Burnaby, with population growth of about 17 percent within one kilometre of Gilmore Place over the past five years. That density is what draws anchor tenants and service businesses to the podium levels.
The Fitness World space is one of those anchor tenants. Set to open in 2026, the signature location will anchor a mix of retail and residential offerings within the Gilmore Place development and is positioned as a fitness and wellness hub for the surrounding communities. The facility is one of the largest in the Fitness World portfolio and is located on the third level of the commercial podium at Two Gilmore Place. With much of the surrounding retail already occupied and residents already living in the completed first phase, the space will open into an established, high-traffic environment.
Spectrum Scope of Work
Spectrum’s scope covers the interior painting and coatings for the full 27,000 SF facility. The work includes:
- Surface preparation across walls, structural elements, and the exposed concrete deck ceiling
- Priming and finish coating of open-plan wall assemblies
- Coating of the exposed concrete deck ceiling at 18 feet
- Coating of exposed structural and architectural elements throughout the open space
- Phased delivery across three stages to align with the construction sequence and the opening date
The full space is being completed in three phases, allowing Spectrum to keep pace with adjacent trades and hold the target completion in Fall 2026.
Project Complexity
The defining challenge on this project is the space itself. The facility is a single large, open floorplate with an 18-foot exposed concrete deck ceiling, which means much of the coating work happens at height and in full view. There are few partitions or dropped ceilings to break up the area or conceal transitions, so finish consistency across a large surface is critical.
Exposed concrete decking also carries its own preparation and coating requirements. Achieving an even, uniform result across a ceiling of this height and area calls for careful surface preparation, the right equipment for working at elevation, and consistent application across the full floorplate.
The three-phase delivery adds a coordination requirement. Sequencing the work in stages lets Spectrum move with the general contractor’s schedule and the other trades on site, while keeping each completed phase protected as adjacent work continues. Holding quality and schedule together across those phases, in a brand-new space with a fixed opening date, is the core of the execution.
