Citygate 1 — Building Envelope Remediation

Spectrum Painting & Restorations Ltd. was engaged by Strata Plan LMS195 to complete a comprehensive building envelope restoration program for Citygate 1, a 30-storey occupied residential high-rise in Vancouver and one of the larger residential towers in the area. The scope focused on renewing critical weather protection systems and extending the service life of the envelope through full removal and replacement of existing sealant systems, comprehensive recoating of exterior window frame assemblies, surface preparation and cleaning, crack remediation, elastomeric coating application, localized concrete and masonry repairs, flashing maintenance, and associated waterproofing improvements. The scale of the building demanded extensive vertical access systems and a phased approach across the full height and perimeter, with consistent quality maintained across hundreds of window and sealant interfaces. Completed under third-party building envelope consultant review with ongoing inspections, the project improved the performance, appearance, and durability of the exterior façade while preserving the long-term value of the property — all while minimizing disruption to residents.
