600 Drake — Heat Pumps (PTAC) Installation

Spectrum Painting & Restorations Ltd. was engaged to support a complex PTAC (Packaged Terminal Air Conditioning) installation program across approximately 200 residential suites within a fully occupied multi-storey tower, with Spratt Emanuel Engineering Ltd. as consultant. The work required integrating new mechanical systems through the existing building envelope while preserving the continuity of the air barrier, water barrier, and drainage plane at every penetration. Spectrum modified exterior wall assemblies to accommodate new PTAC units — cutting and preparing wall penetrations through cladding, barriers, insulation, and interior finishes — and restored all affected envelope interfaces. Where required, existing glazing was replaced with custom spandrel panels incorporating new duct penetrations, tied back to structural framing with aluminum support plates. Through precise detailing and multi-trade coordination within an occupied building, Spectrum delivered a fully functional, sealed system across all suites, demonstrating capability that extends beyond traditional coating work into integrated envelope solutions.

Scope

• Modification of exterior wall assemblies to accommodate new PTAC units (cutting and preparation of wall penetrations)
• Installation and sealing of PTAC duct sleeves, exterior vent hoods, and condensate drainage systems
• Modification and replacement of glazing systems with custom spandrel panels for new duct penetrations
• Installation of aluminum support plates and mounting systems tied to structural framing
• Sealing of all penetrations, vent assemblies, and transitions with high-performance silicone sealants
• Coordination of interior wall modifications, electrical connections, and final PTAC integration
• QA/QC to consultant specifications, manufacturer requirements, and envelope detailing standards
