9100 Glenlyon Parkway — Curtain Wall & Skylight Leak Remediation

Spectrum Painting & Restorations Ltd. was engaged to complete specialized building envelope remediation at 9100 Glenlyon Parkway, a 61,833 sq. ft. two-storey office and commercial building in the Glenlyon Business Park in Burnaby, arising from a consultant-led leak investigation directed by Spratt Emanuel Engineering. The work targeted active water ingress across interconnected curtain wall, skylight, flashing, and roofing systems, requiring not only repairs but accurate diagnosis of the true source of infiltration. Scope included removal and replacement of failed sealants, waterproofing membrane replacement, flashing repairs, curtain wall and skylight restoration, replacement of failed insulated glazing units (IGUs), resealing of glazing interfaces, metal cladding repairs, and restoration of interior finishes damaged by water. Working on sloped curtain wall and skylight assemblies with specialized access and fall protection, and sequencing repairs to maintain weather protection while portions of the envelope were temporarily opened, Spectrum restored the long-term durability and reliability of the building envelope through phased execution and consultant-driven quality control.
