Cape Horn Business Centre — Building Envelope Restoration

Spectrum Painting & Restorations Ltd. was engaged to complete a comprehensive building envelope maintenance and restoration program across two fully occupied commercial buildings at 2201–2231 Hartley Avenue and 51A–61B Fawcett Road in Coquitlam, with Spratt Emanuel Engineering Ltd. as building envelope consultant. The work addressed concrete repairs, sealant renewal, waterproofing improvements, and protective coating renewal — including removal and replacement of exterior sealant systems, resealing of acrylic stucco panel joints, silicone elastomeric coating application, concrete crack repairs, resealing of wall penetrations, replacement of deteriorated vent terminations, and localized structural remediation of a bowed and cracked tilt-up concrete wall assembly. Coordinating multiple envelope systems across two buildings and elevations while keeping the envelope weather-tight and tenant operations uninterrupted, Spectrum delivered the program through phased execution and consultant-reviewed quality control, achieving durable, long-lasting results.

Scope

• Removal and replacement of exterior sealant systems
