Chateau Comox — Building Envelope Remediation

Spectrum Painting & Restorations Ltd. was engaged to deliver building envelope maintenance and coating renewal works at Chateau Comox, a fully occupied residential property in downtown Vancouver, with Spratt Emanuel Engineering Ltd. as consultant. The scope focused on extending the building’s service life through targeted sealant replacement, surface preparation, and protective coating applications across exposed exterior substrates. Work included controlled low-pressure washing of all exterior wall surfaces, removal and replacement of deteriorated sealants at window perimeters, control joints, flashings, and transition interfaces, and application of elastomeric and silicone-based waterproof coatings to concrete and stucco. Because the building remained fully occupied throughout construction, careful sequencing of swing stage and scaffold access was required to minimize resident disruption while maintaining strict WorkSafeBC and environmental compliance. Through disciplined execution and close coordination with the consultant team, Spectrum delivered a comprehensive envelope renewal program meeting all quality, safety, and long-term performance objectives.

Scope

• Controlled low-pressure washing of all exterior wall surfaces
