Oakridge Mall Redevelopment (Oakridge Park)

Spectrum Painting & Restorations Ltd. was engaged by EllisDon to deliver a broad range of intumescent fireproofing and protective coatings across multiple areas of the Oakridge redevelopment — one of the largest and most complex mixed-use developments in Canada, encompassing millions of square feet of residential, commercial, retail, and public space including high-rise towers, retail podiums, and public realm infrastructure. The scope spans life-safety critical fireproofing of structural steel, protective coatings of architectural and exposed steel, and rooftop elastomeric waterproofing, each carrying distinct fire-resistance, durability, and waterproofing requirements. Executed across a multi-phase construction program on a dense urban site, the work demanded tight coordination around ongoing steel erection, M&E installations, and enclosure sequencing, often within confined access areas such as hoistways and shafts. Through detailed planning, phased execution, and strict adherence to UL listings and Inspection Test Plans (ITPs), Spectrum delivered compliant, high-performance systems while maintaining schedule in a fast-paced, highly coordinated environment.

Scope

• Intumescent fireproofing of structural steel assemblies, including all elevator shafts and hoistways
• Coating of plenum corbel steel and concealed structural elements
• Protective coatings to canopy steel and exposed exterior components
• Rooftop elastomeric coating systems for waterproofing and durability
• Surface preparation, grinding, and refinishing of shop-primed steel
• Parging and surface remediation to prepare substrates for final finishes
• QA/QC to UL fire-resistance listings, project ITPs, and third-party inspection (WFT/DFT measurements, environmental monitoring, surface-prep verification)
